Dubai, November 4, 2026, DIP Holding has priced its initial public offering (IPO) at AED 1.12 per share, raising approximately AED 1.9 billion (US$529 million) in the UAE's first IPO of 2026.
The offering attracted demand from local, regional and international investors, with subscriptions covering the available shares multiple times. The final price was set within the previously announced AED 1.10-1.15 range.
DIP Holding shares are expected to begin trading on the Dubai Financial Market (DFM) on November 11, 2026, subject to regulatory approvals.
DIP Holding IPO Values Company at AED 9.7 Billion
The offering involved approximately 1.735 billion existing shares, representing 20% of DIP Holding's issued share capital.
At AED 1.12 per share, the transaction implies a market capitalization of AED 9.7 billion (US$2.6 billion).
Parent company Dubai Investments will retain an 80% ownership stake following the listing.
Importantly, this is a secondary offering: the IPO proceeds will go to Dubai Investments rather than DIP Holding, giving the parent greater financial flexibility for other investments.

What Are Investors Buying?
DIP Holding operates Dubai Investments Park, a 23-million-square-metre development supporting industrial, logistics, residential and commercial activities. Its business model primarily generates recurring revenue from long-term ground leases, subleasing fees and infrastructure services.
The company reported AED 960 million in revenue and AED 678 million in adjusted EBITDA for 2025, representing a 71% margin. In the first half of 2026, revenue reached AED 492 million, while adjusted EBITDA rose to AED 355 million, with margins improving to 72%. Ground-lease occupancy stood at 99.9% as of June 2026.
A 7.5% Dividend Yield: What Investors Should Know
The IPO's main income attraction is DIP Holding's planned dividend policy.
The company expects annual cash dividends of AED 725 million for 2027, equivalent to an indicative yield of approximately 7.5% at the final IPO valuation.
Distributions are expected to increase to AED 750 million in 2028, subject to financial performance and applicable approvals.
However, the yield is forward-looking rather than guaranteed. Investors must consider whether rental income and cash generation can sustainably support distributions.
What Happens Next?
Successful retail subscribers are expected to receive their final share allocations on November 10, with excess subscription refunds beginning the same day.
Trading is scheduled to commence on November 11, subject to market conditions and regulatory approval.
For investors, the IPO offers exposure to Dubai's industrial and logistics infrastructure through a business built around long-term recurring income.
The key test after listing will be whether DIP Holding can sustain its projected dividends while delivering rental growth sufficient to justify its AED 9.7 billion valuation.
